Kominka for sale in Nara

18 listings in Nara (Kansai), from ¥500K with a median asking price of ¥2.8M. Every price is the seller's asking price; we don't mark it up, and our concierge fee is flat and separate.

Kominka are regional buildings before they are anything else. Roof pitch, snow loading, floor plan and timber species all follow local climate, so a farmhouse here is not built like one three prefectures away. That also decides who can work on it: the trades who know the local form are the ones worth hiring, and they are not evenly distributed.

Budget for the taxes and fees on top of any price here: work them out with the closing cost calculator. On cheap property they are a much larger share of the price than the usual rules of thumb suggest.

Who this suits

Buyers restoring rather than renovating, who want the timber frame and are willing to fund the specialist trades that keep it standing.

What to watch for

Seismic standard. Anything built before the 1981 code revision was designed to a materially weaker earthquake specification, and reinforcing a traditional frame without ruining it is expert work.
