Engawa does not claim that all of those homes are for sale or represented here. This report measures only public akiya and kominka asking inventory that Engawa has indexed and exposed as a listing page.

Methodology

How the report is calculated

Universe. Public Engawa listing pages classified as akiya or kominka. Apartments, vacant land, and new-build homes are excluded from this report even though they appear elsewhere on Engawa.

Prices. All price statistics use the source's current asking price in Japanese yen. Zero, missing, or unavailable prices are excluded from percentiles but retained in the overall inventory count. Medians are preferred to averages because a small number of expensive homes can distort an arithmetic mean.

Building year. Age-band statistics use the published build year only. Unknown years remain unknown. The pre-1981 figure uses buildings dated 1980 or earlier because year-level data cannot resolve which side of the June 1981 code change a 1981 building falls on.

Coverage. This is not a probability sample and should not be used to estimate Japan's total number of vacant houses, vacancy rates, completed sale prices, or price appreciation. It is a transparent description of the public asking inventory Engawa has indexed at the catalogue date shown above.

Updates. The page recalculates from Engawa's production catalogue as records are refreshed. Downloaded CSV values may therefore change between visits. For reproducible reporting, record the catalogue update date alongside any figure you publish.
