Tottori houses under ¥5 million

55 listings in Tottori (Chugoku), from ¥500K with a median asking price of ¥3M. Every price is the seller's asking price; we don't mark it up, and our concierge fee is flat and separate.

Five million yen is around the point where a prefecture's own market takes over from the national akiya story. In depopulating areas it buys comfortably; near a commutable city it puts you back in competition with Japanese owner-occupiers, who move faster and know the paperwork.

Budget for the taxes and fees on top of any price here: work them out with the closing cost calculator. On cheap property they are a much larger share of the price than the usual rules of thumb suggest.

Who this suits

First-time overseas buyers who would rather spend more on the house and less on the rebuild, and want a shorter path to actually using it.

What to watch for

Assuming move-in-ready means inspected. A tidy interior tells you nothing about the roof, the wiring or the ground beneath it.
