wagaya Japan Review (2026): Is It Legit, and Is It Right for Buying a Home?
A real company with a broker licence and published fees. Here is what it does well, what its pages leave out, and how its listings compare with ours prefecture by prefecture.

Short answer
Yes, wagaya Japan is a legitimate business. It is run by wagaya Japan, Inc., a Matsuyama company founded in March 2025 to take over a service that began in 2019, and its company page shows a real estate broker licence number issued by the Ministry of Land, Infrastructure, Transport and Tourism. It is strongest as a rental site for foreign residents. For buying, its English sale search showed 1,393 apartments and houses on 20 October 2026, and 792 of them were in Tokyo. Use it for city apartments and for renting while you look; look elsewhere if you want a rural house.
Is wagaya Japan legit?
The checks a cautious buyer can make from outside all come back clean.
- A named company. The operator is wagaya Japan, Inc., with its head office in Matsuyama, Ehime, and offices in Tokyo, Osaka and Nagoya. Its company page names the chief executive and gives a capital of ¥10,000,000.
- A broker licence. The same page lists a broker licence number from the Ministry of Land, Infrastructure, Transport and Tourism, shown as (1) 10951. The (1) means it is in its first licence term, which fits a company founded in 2025. A licence is what allows a Japanese company to broker sales and rentals and charge for it.
- A traceable history. A September 2026 press release from the company says the wagaya Japan service started in 2019 inside Nihon Agent, a property company, and was spun off as its own company in 2025. The site footer still credits Nihon Agent.
- Published fees. Its investor page states the brokerage fee in full rather than leaving it to a phone call (see the fee section below).
What we could not find is independent user reviews of the buying side. Most of what is written about wagaya Japan online is its own material. That is not a red flag for a company of this age, but it means the track record for purchases is unknown to us, and you should ask how many sales to overseas or foreign buyers its staff have handled.
What wagaya Japan is built for
wagaya Japan describes itself as a real estate information website for foreigners, and most of the site is about renting. The rental side covers ordinary apartments, share houses, monthly and short-term rentals and serviced apartments. Around it sit services aimed at people moving to Japan: a 24-hour call centre, SIM cards, furniture and appliance rental, online viewings, and guidance on applying before you arrive and on guarantor companies. The site runs in English, Simplified and Traditional Chinese, Vietnamese and Japanese.
The September 2026 press release gives two numbers for that rental business: more than 35,000 rentals to foreign residents so far, and users from more than 195 countries and regions. Those are the company's own figures; we have no way to check them.
For a buyer this matters in one practical way. If you are moving to Japan and want to rent first, then buy once you know the area, wagaya Japan can cover both steps in English. Renting before buying is the cheapest insurance against choosing the wrong town, as our guide to monthly mansions before you buy explains.
Buying through wagaya Japan
The sale search is organised by prefecture and by train line. We counted every prefecture link on the page on 20 October 2026: 1,393 listings across 25 prefectures, with nothing shown for the other 22. Its investor page separately mentions more than 12,000 listed properties in the Tokyo area, which suggests a wider pool behind the consultation service than the public search shows.
The investor page sets out six steps: a purchase consultation, property recommendations, area information and tours, an application, the contract and initial payment, then handover with help finding tenants and managing the property. Consultations are free, can be held online, and are offered in several languages, with staff language pairs listed including Japanese and English, Japanese and Chinese, and Japanese and Vietnamese. Owners can manage a property from abroad through an owner app.
The pages we read do not say whether wagaya Japan handles purchases by buyers who live outside Japan, or whether it helps with the domestic contact person that owners without a Japanese address now need for registration. Ask both questions before you start; our guide to the domestic contact rule for overseas owners explains what that role involves.
What buying through wagaya Japan costs
wagaya Japan states its brokerage fee as 3.3% of the price plus ¥66,000, tax included, for properties above ¥4,000,000. That is the legal maximum for an ordinary sale, so it is neither cheap nor unusual: it is the ceiling that many Japanese brokers charge. Our guide to Japanese brokerage fees explains how the cap is worked out.
The cap changes for cheap houses. Since 1 July 2024, for land or buildings priced at ¥8,000,000 or less, a broker may charge one party up to ¥330,000 including tax, above the normal formula, if it explains and agrees the fee before the brokerage contract is signed. wagaya Japan's page does not say what it charges below ¥4,000,000, so ask.
Here is what the cap means at four prices. The second row is the median asking price of the 5,496 houses with a stated price in Engawa's catalogue on 7 October 2026.
| Price | Normal maximum fee (tax included) | Maximum with the cheap-property rule | Fee as a share of price |
|---|---|---|---|
| ¥2,000,000 | ¥110,000 | ¥330,000 | 5.5% to 16.5% |
| ¥4,500,000 | ¥214,500 | ¥330,000 | 4.8% to 7.3% |
| ¥8,000,000 | ¥330,000 | ¥330,000 | 4.1% |
| ¥30,000,000 | ¥1,056,000 | Does not apply | 3.5% |
On a cheap house the fee can be a sixth of the price, so it is worth agreeing it in writing early. The closing cost calculator adds the taxes and registration costs on top.
Where its listings are, next to Engawa's
The two catalogues barely overlap, which is the most useful thing to know when choosing between them. wagaya Japan's sale stock comes from agents and is concentrated in big cities. Engawa's comes from municipal akiya banks and is concentrated in the countryside. The table counts apartments and houses for sale on each site; Engawa's land listings are left out so the comparison is like for like.
| Prefecture | wagaya Japan (20 Oct 2026) | Engawa (7 Oct 2026) |
|---|---|---|
| Tokyo | 792 | 11 |
| Osaka | 201 | 16 |
| Hokkaido | 176 | 50 |
| Aichi | 102 | 30 |
| Kanagawa | 26 | 59 |
| Kyoto | 19 | 70 |
| Niigata | 15 | 419 |
| Fukui | 12 | 243 |
| Ehime | 5 | 338 |
| Okayama | 1 | 395 |
| Oita | 1 | 339 |
| Tochigi | 0 | 159 |
| All Japan | 1,393 in 25 prefectures | 5,818 in 47 prefectures |
Nine big-city prefectures (Tokyo, Osaka, Aichi, Kanagawa, Saitama, Chiba, Kyoto, Hyogo and Fukuoka) hold 84% of wagaya Japan's sale listings and 11% of Engawa's. Put simply: an apartment in Tokyo or Osaka is wagaya Japan territory, and a house in Niigata or Okayama is not.
wagaya Japan or Engawa: which fits you
Choose wagaya Japan if
You want a city apartment, especially in Tokyo or Osaka, you are moving to Japan and want to rent first with English support, or you want an agent who also manages the property for you afterwards.
Choose Engawa if
You are looking for a rural or regional house from an akiya bank, and want hazard readings, closing costs and the source link on each listing before you talk to anyone.
Use both if
You are not sure yet between city and countryside. Renting through one and browsing the other costs nothing until you commit.
The services also work differently. wagaya Japan is a licensed broker, so its own staff can broker the sale and are paid the brokerage fee. Engawa is not a broker: its concierge service costs $25 for a first call and then $5,000 flat to coordinate the purchase in English, and it introduces a licensed local agent who handles the contract. That agent may charge their own brokerage fee under the same legal cap, so ask about it at the start, whichever route you take.
For a wider view of the field, our comparison of English websites for buying property in Japan covers six services side by side.
Before you contact wagaya Japan
- 1
Ask which listings are current.Translated listings can lag the Japanese original. Ask the agent to confirm the property is still for sale before you book a viewing.
- 2
Ask about non-resident purchases. If you live abroad, ask whether they have closed sales for buyers outside Japan and how signing and payment work remotely.
- 3
Agree the fee in writing.Get the brokerage fee agreed before the brokerage contract, especially on a property under ¥8,000,000, where the cheap-property rule allows a higher fee.
- 4
Ask what the yield figure means.Listings on its investor page show a percentage labelled "Interest Rate". It reads like a gross rental yield on an investment property; ask how it was calculated before relying on it.
- 5
Check the hazard map yourself.Look up the address on the national hazard map portal before you make an offer, whatever any listing says.
Looking at houses outside the big cities?
Engawa lists about 7,800 akiya-bank homes and plots across all 47 prefectures, each with per-parcel hazard readings and a link to its source.
Sources and review notes
wagaya Japan's figures, fees and services are quoted from its public pages as they read on 20 October 2026; we have not rented or bought through it. The sale counts are the per-prefecture numbers shown on its sale search that day, and wagaya Japan's investor page suggests more stock is available through consultation. Engawa's counts are apartments and houses (land excluded) in our catalogue on 7 October 2026, which is akiya-bank stock rather than the whole market. Fee examples show legal maximums, not what any broker will charge you.

Can you buy a house through wagaya Japan?
Yes. Besides rentals, wagaya Japan has an English sale search and a free purchase consultation. On 20 October 2026 its sale search showed 1,393 apartments and houses across 25 prefectures, 792 of them in Tokyo, so it is far stronger for city apartments than for rural houses.

Is wagaya Japan good for akiya or rural houses?
Not really. Its sale listings are concentrated in big cities: nine metropolitan prefectures held 84% of them on 20 October 2026, and 22 prefectures showed none. For akiya and rural houses, municipal akiya banks and sites built on them, such as Engawa, carry far more stock.

wagaya Japan is a licensed broker and rental platform focused on foreign residents in big cities. Engawa is not a broker: it publishes akiya-bank houses across all 47 prefectures with hazard readings, and its concierge coordinates a purchase for a flat fee, introducing a licensed local agent who handles the contract.
